Prices of apartments for rent in Khartoum State




Are you looking for a flat to rent? Are you confused about how much an apartment might cost? Well, this blog can help answer some of those questions.

A few points to bear in mind when you are selecting an apartment:

1) An apartment overlooking a big street can be a double-edged sword. It is true that access to the apartment might be more secure, given the lack of street lighting on side-streets in Khartoum. However, you might have to deal with a lot of noise-pollution, especially if you are in high-traffic areas like Riyadh or Bahry

2) An internal apartment that is located between two apartments has the advantage of being safer, and no doubt it will be cheaper. But, you must remember that such an apartment might have less air flowing through it. So ask yourself, what it would be like if there was a power-cut and if the generator is not working or if there isn't a generator in the building. Would you be able to stand the lack of ventilation?

At the same time ground-floor apartments are very practical if you have older family members and require wheel-chair access. However, in theory they are easier to access and so they may come with more risk of burglary.

4) Apartments on higher floors offer the greatest security. But, you must remember that if the elevator breaks down, or the power is off, you would have to use the stairs. This might be an issue, especially if you have very young or very old family members living with you.

5) When you are looking at flats in Sudan, you must also consider the following very important factors: 

a) Given the frequency of power cuts in Sudan, does the building have a shared generator or do I have to buy my own?  
b) In light of the water situation in Sudan, does the building have good water pumps and water tanks?
c) Mosquitos and flies can be very annoying in parts of Sudan during the rainy season, especially along the Nile in some areas of Khartoum. Does the apartment have mosquito netting on the windows? 


Prices of Apartments in Khartoum State 

1) Khartoum (including Mamora, Manshia, Riyadh and Alazhary)
Looking at alsoug.com's database, we see that in areas of Khartoum with a highly liquid rental market, like Mamora, Manshia, Riyadh and Alazhary, a typical two-bedroom, furnished apartment costs between 5,000 to 10,000 SDG per month. Apartments in these areas that are unfurnished, or which are studio size, tend to go for between 3,500 SDG to 5,500 SDG per month.

2) Omdurman
Omdurman has become quite sought after by renters, because rents in that area are much lower than in other central areas in Khartoum State. For example, unfurnished apartments range between 3,000 to 5,000 SDG per month. 


3) Khartoum North (Bahry)

The prices in Bahry vary according to the neighbourhood. However, rents roughly range between 4,000 SDG and 6,500 SDG per month. In Sharg al-Nile, which is the new 'hot' property area in Khartoum State, furnished apartments range from 4,000 SDG to 6,000 SDG per month, and unfurnished apartment go from between 3,000 SDG to 4,500 SDG per month.
